When we purchase a home, we hope that it will last forever and that we won’t have any problems along the way. Unfortunately, that is not the way things work. The home is exposed to stresses from both the outside and inside that would eventually require some attention on our part. This is especially true in the Lancaster and Ephrata area, where we experience the changing of the seasons.
Although the list of home repair options may be quite extensive, there are a few that every home is going to need eventually. Here are some for your consideration.
Foundations – One of the problems that some homeowners will experience is an issue with water. The ground should slope away from the foundation but if it doesn’t, then water could come through the concrete and into the crawlspace or basement. This can weaken the foundation and cause problems with mold. Fixing this issue is imperative for the entire home but it is one of the more expensive repairs that may be needed.
Roof replacement – On the other extremity of the home, you have the potential for having the roof replaced. The roof may last anywhere from 10 to 50 years, depending upon the conditions, original installation and the type of roof that was installed. It also represents a substantial investment on the part of the homeowner but if it is done properly, you only likely have to do it once in your lifetime.
HVAC or furnace replacement – If you want to be comfortable in your home, you are going to have to regulate the temperature with either an HVAC unit or a furnace. Both of these units should last a substantial amount of time but eventually, they will need to be replaced. It’s a good idea to save money ahead of time because it can be a sizable investment. The good news is, you can invest in a high-efficiency option and save money every month.
Water/sewer line – This is not a common home repair in Lancaster but it does happen from time to time. If the problem occurs close enough to the street, the local municipality will be responsible for the repair. If it happens on your property, you will be responsible for it.
Replacing the Deck – If you are like many people in Lancaster, you enjoy spending time outdoors with family and friends when the weather is nice. Having a deck on your property gives you the opportunity to enjoy it to the full. Eventually, the deck will need to be replaced or at the very least, some repairs may need to take place.
Driveways – This is one other home repair that may need to take place occasionally. If you care for the driveway properly, it will likely last for decades. Some homeowners decide that replacing the driveway is the best option.
